Maintenance

We pride ourselves on the service that we provide to our tenants. We have used the same local builder since we started our business. They are fully qualified and completely trustworthy. We rely on them for both planned maintenance and emergency repairs. If something breaks, we get it fixed- FAST.
Ways to Pay
We are happy to accept payment by cash, cheque or with a credit / debit card via pppay.com. (They make a charge for this, which is your responsibility) We offer a number of ways to pay your rent.

Under the terms of your tenancy agreement your rent is due every four weeks. However, some students (e.g. nurses, radiographers) receive a bursary each month. We are happy to convert the weekly amount to a calendar monthly amount in these circumstances.
Most of our tenants, however, prefer to pay each term, in 3 equal instalments, in September, January and April. Our U.K. tenants receive their student loans at these times, and this form of payment is very suitable for them. For those who choose to pay this way we are able to offer a discount of 2.5%, the equivalent of one free week over a standard 40 week agreement.
Deposit Protection
Unlike some landlords, we have never had a problem in returning deposits to tenants at the end of their tenancy.
However, as from April 2007, the law requires that all deposits must either be lodged with a third party or insured. We have chosen to insure all deposits with Deposit Solutions Ltd. Further details will be given to you when you sign your tenancy agreement.
When do I Reserve My Room

It is never too early to reserve your room. Many students wishing to reserve a room / house for he following academic year (commencing in September) start looking as early as January. Many of our tenants stay with us for more than one year, so not all of our houses are available every year.
Therefore, the rule is to reserve your room as soon as possible. Because we have 89 rooms, we usually have some rooms available for individuals as late as the summer, so it is always worth calling us. If we can help, we will
Overseas Students

Most of our students come from the U.K. and Ireland .We have, however, many students from Europe, particularly France, Germany, Spain and Poland. Some come from further afield, from places such as Chile, Columbia, Jordan, India and China. Wherever you come from, you can rest assured that you will be welcome, and that everyone will be treated in the same manner. We understand the difficulties of coming to study abroad, and we will do all we can to help.
Special requirements
Some of our tenants have special requirements. If you tell us about them in advance, then we can try to ensure that your needs are met. The type of things you should tell us about are many and varied, and too numerous to list in detail. People from different cultures have different needs. However trivial it may seem, it is always better to let us know. If in doubt, tell us.
